Mr. Kuhlmann joined Carpenter in 2014.  His responsibility spans the full lifecycle of development projects, including the identification and evaluation of new development opportunities, raising debt and equity capital, design and construction, asset management and disposition.  Since joining Carpenter & Company, he has worked on Four Seasons Hotel and Private Residences One Dalton, The Reykjavik EDITION hotel in Iceland, Four Seasons Hotel and Private Residences New Orleans, and Four Seasons Hotel and Private Residences Dallas.  Both the New Orleans and Reykjavik hotels were selected by the Editors of Travel & Leisure for the list of the best 100 new hotels in the world in 2022.  

 

A competitive advantage for Carpenter & Company is its ability to handle complex projects.  Mr. Kuhlman has leveraged complicated deal structures to enable best-in-class projects.  This experience includes federal and state historic tax credits, EB-5 funding, international capital transactions, public-private partnerships, currency and interest hedging strategies, and various types of design and construction partnership models. He also oversees Carpenter & Company’s innovation initiatives including virtual design and construction, large-scale EV charging installations, solar and geothermal power systems, and parametric risk management strategies.

 

Mr. Kuhlmann is an adjunct lecturer at Boston University, where he teaches a course that he developed on hospitality development and deal making in the Master of Management in Hospitality program. Prior to beginning his career in real estate, Mr. Kuhlmann served as a U.S. Army aviation officer. In addition to duties as a Blackhawk helicopter pilot, he served in a variety of leadership roles. Mr. Kuhlmann is a graduate of the United States Military Academy at West Point, where he received a B.S. in International Relations, and Harvard Business School, where he was a Baker Scholar.
